The approach to the property
The cottage is situated off a small estate road in the village of upper Llangynidr. Pedestrian access from the road is via a pedestrian gate, which immediately steps down onto a stone path, leading to the front door. Access from the car parking also leads to a stone path at the front of the property, leading to the front door, or across a paved area, and down three steps and a stone path to the back door.
The parking at the property
There is off-street parking for two cars at the property, one on a concrete hardstanding (to the left of the property as you look at it from the road) behind a farmhouse style gate. The second car is free to park on the grass behind the first car, or pull up alongside it. Please be aware when it is very wet it may be difficult to manoeuvre on the grass. Additional parking can be found on the road opposite (the lady at number 30 doesn’t have a car).
The paths and gardens at the property
The paths are mainly original stone flags, which, although mainly level, can get slippery when wet – appropriate care should be taken at all times, there are no handrails. The paths to the front door are lit by solar security lighting for visitors coming from the road, or the car parking area. The level gardens are laid to lawn to the summerhouse side of the property and occupied by a level vegetable garden to the side of the LPG tank. The summerhouse has a small raised brick border at its entrance. Please be aware that there may be gardening tools left in the garden on occasions. There is also a tractor near the summerhouse. This is a working tractor, and children must be supervised around it.
The bathroom
The bathroom contains a freestanding roll-top bath with handheld telephone-style shower, a separate D-shaped shower cubicle with standard height controls. The (left transfer) toilet and Victorian style sink are standard height and are not adapted for those with disabilities.
Internal doors
The solid oak internal doors are a mix of widths and the half-glazed oak door into the living room is c68cm wide. The door handles are c80cm from the ground.
Switches and sockets
The light switches are mostly around 5 ft from the ground, with the under-counter lighting in the kitchen above the worktop at about 4ft. Sockets are generally no more than 50cm from the ground in all instances.
Alarms
Battery-operated smoke alarms are fitted in the living room, at the foot of the stairs, and on the landing.

Dogs
Dogs are allowed at the property, by prior arrangement with the owner. Dogs are not allowed on the beds, sofas or beanbags.
Stairway
The steep stairway contains 9 steps in a straight run, followed by an additional two steps that turn to the left.
Communications
Mobile reception at the property is variable depending which network you are with. Reception is generally better at the front of the property towards the windows of the living room, or in the front porch. The thicker walls can interfere with signal. There is a landline at the property for emergencies when guests have no mobile reception.
Fast fibre wifi is also provided, the network is ‘Pontganol Cottage’ and the password is ‘pontganol’.
